1. Find the right representative
Even if you’re not quite ready to buy, your buyer’s agent can be an absolute wealth of information, and can often offer ‘scoops’ on local developments you might not have know about otherwise. Speak to your agent first and he or she can be helping to guide you right from the start.
2. Find out what your price range is
Online mortgage calculators are a good place to start, but as you get closer to being ready to buy, there is no substitute for a written mortgage pre-approval. Just speaking to your lender is an extremely worthwhile venture – this is the only way to really get an in-depth picture of your overall financial picture and to discover exactly what you can reasonably afford to spend on a home (and possibly on renovating).
3. Find out what your local market looks like
The internet can be incredibly valuable in doing preparatory research. Start with your agent – he or she can direct you to valuable resources and immediately start e-mailing you real estate listings that may interest you (or at least give you a better idea of what your needs and wants are).
4. Find out what your true needs and wants are
Compose a needs/wants list that takes into consideration your local market conditions, your price range, and the advice of your real estate agent.
5. Find your dream home!
Once you’re ready to act, you may be surprised by how quickly you can make a decision. Armed with your pre-approval, a little market knowledge, and your needs/wants list, call your real estate agent, hit the pavement, and when you see ‘the house’, put in an offer.
With the right team behind you, it really can be that easy!
A successful purchase starts with the right representative. In fact, once you’ve selected the best agent to represent you, it is likely that he or she can recommend other professionals to join your team, taking more of the responsibility off of your shoulders.
A bank is not just a bank. Having the right backer can be extremely important – it is your money we’re talking about after all! Make sure that your lender and financial representative is someone with whom you feel comfortable, and be wary of any lender who promises you more than you think you can reasonably afford. Your lenders may or may not require an independent appraisal, and typically will make arrangements for the appraisal themselves.
Your home purchase is far too important a transaction to skimp on legal representation at the risk of leaving yourself open to costly future issues. Find a lawyer who is willing to take the time to answer your questions and who specializes in real estate law.
No home inspection is 100% guaranteed, but a few hundred dollars to catch a major problem now is certainly better than many thousands to correct that ‘surprise’ down the road. Ask your agent for a recommendation.
Planning some renovations? You’re not the only one! The home renovation industry is booming, and in some markets, booking a contractor must be done months in advance (that’s a long time to go without a kitchen). Don’t let finding the right contractor slip through the cracks – planning ahead will almost certainly make your renovation smoother, and you contractor will appreciate the advance notice.

Helen and her team operates in a very professional and courteous manner. Everything was handled well from the beginning through the closing process. Would gladly recommend her services to anyone.
Responsive, caring…just a great team! Helen was there for us every step of the way. With the market and appraised value, our home was priced accordingly and sold. We put our entire trust in your team and we were impressed with the entire process. The entire team was warm, compassionate to our needs, and always available for us. May the entire team continue to have great success and blessings. Much love, Nick and Irene Makropoulos and family.
We had our house up for sale six months with a limited service realtor, only to be constantly disappointed. You turned things around for us in six weeks! And for a selling price we were happy with. Our only regret is that we didn’t sign up with you in the first place. You people are serious – and it’s so obvious that you love what you do. Bottom line, we’ll recommend you to anyone who wants to experience real professionalism and real action! You’re the best Helen!
I am beyond grateful that it was Helen and her team who carried us through the roller coaster known as our house sale. Without her I am more than sure we would not have sold it and potentially ended up in foreclosure. Helen is exactly what I needed during negotiations. She never made me feel stupid about the process nor did she do anything but lend an ear during a time of strife. Without question, I would recommend and use her services again.
I must tell you, your staff is the kindest, most courtesy, helpful people I have ever run across. It is a pleasure to work with them. Thank you again for your prompt assistance.
From the moment we met Helen we knew that buying our new condo was going to be a wonderful experience. Helen Oliveri and her team rendered the usually painful process of home buying as stress free as possible. Working with Helen wound up being what she and her entire team always says, “My pleasure!” At the end of the day we give Helen and her team a qualified and enthusiastic “rave” review.
Helen has great knowledge of the local market, great advice on every aspect of the transaction and great service. Our experience was terrific and I’ll recommend her to every buyer or seller I know. We were very pleased with the whole process. We both work a lot of hours and Helen and her team took care of everything. She’s pulled together a great group of professionals and I will definitely work with her again if we decide to buy or sell another property.
Bottom line is she sold our home when I don’t think many others would of as evidence by the other homes for sale in our neighborhood. Bottom line again, Helen and her team are top notch and if your looking to sell or buy I don’t see how you could go wrong choosing her.
Helen did a very good job. She was professional throughout the entire experience and always available with an immediate response turnaround time. I felt they had great marketing! It was a pleasure working with you Helen! Thank you for all of your assistance during our home purchase and our rental of our townhome.
Helen’s knowledge of houses in the Countryside area was invaluable when obtaining statistics for my Mom’s house and the eventual sale in Glenview. My overall experience was excellent. They were great to work with and always had my best interests at heart. I was very impressed by how they all had a very positive attitude, in spite of the economy. I would definitely recommend The Helen Oliveri Team to anyone who would be interested in selling their house!
